Who is Kelli Tolocka?

Kelli Tolocka has been actively involved in the marketing and advertising fields for 10 years and holds an MBA with a marketing emphasis from Pennsylvania State University. Her work background includes advertising agency, national builder, and regional builder experience with experience in active adult marketing from both a developer and builder perspective. Currently, Kelli is the Marketing Manager for Winchester Homes, where she has been actively involved in launching the company’s active adult division. She holds the MIRM (Member of Institute of Residential Marketing), CAASH (Certified Active Adult Specialist in Housing), and CSP (Certified Sales Professional) designations, and serves as a volunteer on both WMSMC’s MAME Committee and the Greater Washington 50+ Housing Council. Homebuyer tax credit extension available for qualified military members

The tax credit is ending this week for most Americans but qualified military and federal government personnel still have an extra year to claim the credit. So how do you know if you are eligible? Below are a few helpful guidelines:
  • Service members who have served outside their country for 90 days or more between January 1, 2009 and this Friday.
  • Qualified personnel is defined as members of the uniformed services of the United States military, a member of the Foreign Service of the United States, or an employee of the intelligence community
  •  The repayment terms are waived if the homes sold in connection with orders to a new duty station at least 50 miles away

Winchester Homes' employees participate in the Potomac Watershed Cleanup Day

Each year, a group of Winchester Homes' employees participate in the Potomac River Watershed Cleanup Day. The annual cleanup is part of the larger Trash Free Potomac Watershed Initiative which seeks to have the watershed free of trash by 2013.

Volunteers were at two different sites on Saturday morning - Dewey Park North in Montgomery County, Maryland and Thaiss Park in Fairfax County, Virginia. The results below speak to the amount of trash that was collected in a few hours time.
  • 61 Winchester Homes' volunteers
  • 107 bags of trash removed
  • 525 plastic shopping bags removed
  • 675 pounds of non-bagged trash
Here is a list of some of the more unique and interesting items found during the clean-up:
  • 3 bike frames
  • Grocery cart
  • Hatchback door from Nissan
  • Top of large swing set
  • Propane tank
  • Dead snapping turtle
Winchester Homes' volunteers joined close to 5,000 volunteers across Maryland and Virginia. As of today, the event has removed over 90 tons of trash from the Potomac River Watershed.




Are you concerned about rising interest rates?

There seems to be a lot of talk in the market over the past few weeks about rising interest rates and how they will effect the housing market. Rates increased for a third straight week, moving above 5% and reaching the second highest level so far this year. Should homebuyers be concerned? According to Jace Stirling, Branch Manager of Winchester Home Loans, there are a few things to look at before getting too worried.
  • Interest rates are still at the low end of the spectrum. Even with the past few weeks increases, the market continues to see historically low interest rates.
  • The DC market is starting to see signs of a housing recovery. Home prices are low now but there is no guarantee that they won't start increasing in the near future.
  • Forecasters suggest that rates won't exceed 6% through 2010 on a 30 year fixed mortgage
If you are thinking about buying a new home and are concerned about rising rates, look into a long term interest rate guarantee program. There is an upfront cost associated with long term interest rate locks but buyers should consider this an insurance policy against increasing interest rates. Long term interest rate lock programs can be purchased for anywhere from 90 days on up to 270 days or more. DC area home market considered one of the strongest in the nation

I read an article written by the Washington Examiner yesterday stating that the DC area home market is one of the strongest across the United States. The main two reasons are written below with the correlating graphs that they had featured.
  • Local home prices are 78% above their January 2000 levels compared with a composite 20 city average of 45%. Total growth over a 10 year time period is also much higher than the 20 city average.
  • Unemployment rates continue to be low in the DC Metropolitan area. DC has a joblessness rate of 6.9 which is considered the second best rate in the country. If you review the graph, it become clear that DC continues to have one of the strongest job markets in the nation which in turn fuels demand for housing.

Six of the richest counties located in the DC Metropolitan area - Loudoun County tops the list

Forbes.com released their Top 25 Richest Counties a few weeks ago and to no surprise, six of the 25 are located in the Washington DC area. Notable mentions include Fairfax County, Arlington County, Stafford County, Prince William County, and Alexandria City. But it is Loudoun County that topped the list with a median household income of $110,453.

The article is quoted as saying "The best-paid workers from DC take their money home to Loudoun." This isn't the first time that Loudoun County has found themselves ranked at the top of a list. Just last year,in a study completed by CNNMoney.com, Loudoun County was ranked 4th overall in job growth. Loudoun County and its small towns have also been ranked among the top places to be in the US by MSNBC and Forbes Magazine.

So what makes Loudoun County such a special place to live? The following list found on local Loudoun County real estate agent Sherry Wilson's blog sums it up well.
  1. It's one of the fastest growing counties in the US.
  2. It has the nation's highest median household income.
  3. It posted dramatic job increases.
  4. Its highway system and airport makes it accessible for business or employment.
  5. It has an established reputation as an international center for technology, communications and transportation.
  6. It has a first rate educational system.
  7. It is a family friendly area with a strong sense of community.

 Ann D'Alessandro is a sales manager for Winchester Homes at Brambleton, Loudoun County's premiere master planned community. One of the most frequently asked questions that she receives from both her customers and her real estate agents is "Do you have a first floor master?"  The answer is “YES”. Through Winchester Homes' innovative Your Home. Your Way. program we can create a first floor master in almost any of our new home types. Recently she worked with a couple that saw a home in an over 55 community. The couple loved the layout, but they were looking for more diversity in the community. They sat down and designed a floorplan from an existing one that Winchester Homes offered. They actually like the new floorplan better and were able to make other changes that further personalized their home to meet the entire list of “must haves” in their next home!

The desire of the client was to create the feeling of two entirely separate living spaces under a single level rooftop. Mom and Dad on one side of the home, older daughter and granddaughter living on the other side. The need for space and privacy, but the desire to reside at the same address. Let the Your Home. The team successfully constructed a private entrance on the right side of the house, next to the garage. From the street, the entrance is visible but not compromising in overall curb appeal.

 Now the REALLY creative stuff. Extending the garage expanded the 2 car garage into a 3 car garage, allowing each adult to park inside the garage. Notice as well the 2 separate entries – right stair leads into daughter's "home" and the left stair leads into the parent's "home". Perfect balance of family and private life

 First, the team flipped the footprint to accommodate the private entry need, and also to accommodate the 8 foot bump out and expansion of the Breakfast Nook – check out the brilliant Kitchen/Breakfast Nook. Located off the Breakfast Nook is a custom deck, expanding the interior living space to the great outdoors...

 A more intimate setting for elegant dining is easily accomplished with the addition of French doors and a smaller room entry area.

 

 

On the daughter’s side of the home, a Master Bedroom was added, as well as a homey Living Room and a butler area to accommodate a small refrigerator, sink and cooking area. A secondary bedroom was also created for the granddaughter.

What does the new tax credit mean to you?

Tax credit extension offers money for almost anyoneIf you're a first time homebuyer and you think that it is too late to take advantage of the $8,000 tax credit, think again. If you are a current homeowner thinking about moving up into a larger home or downsizing into something smaller, now is the time to start your search. President Obama has recently signed into law an extension and expansion of the first time home buyer credit which now benefits more than just the first time buyer.

Here are the details:
  • Buyers must sign a contract prior to April 30th, 2010 and close on their new home before the end of June.
  • Up to $8,000 tax credit (10% of the purchase price of the new home) for first time homebuyers.
  • Up to $6,500 tax credit (10% of the purchase price of the new home ) offered to homebuyers who have lived in their current home for at least 5 concurrent years and who want to move up or downsize and buy a new primary residence.
  • Couples earning up to $225,000 per year and individuals earning up to $125,000 now qualify for the credit.
  • Tax credit is not available for homes priced over $800,000.
  • Buyers who sell their new home or decide not to use it as their primary residence within three years would need to repay the credit.
  • Special rules for active duty military - military personnel are not required to pay back the credit if he/she needs to stop using the home as a residence because of extended duty. Also, those serving outside the U.S. during any part of 2009 or the early part of 2010 will get an additional year to claim the credit.

Camberley Homes unveils its Contemporary Townhome product at Brambleton

Camberley Homes introduces its newest series of Contemporary Townhomes at the new home community, Brambleton in Loudoun County. The townhome designs were presented to a group of over 50 Realtors at an exclusive event hosted by the community on November 6th. The homes will feature an urban inspired elevation with interior floorplans that offer open spaces and design flexibility.

The townhomes will be located directly across the street from Brambleton's Town Center which offers a movie theater, a selection of specialty retail stores, and a variety of restaurants. Camberley Homes anticipates that the townhomes will be open for sales in March/April of 2010. Prices are projected to be from the mid to upper $300's. 

 

What is Universal Design?

Universal Design seems to be a concept that is popping up everywhere these days but many people still don't understand why it is important when building a new home. Universal Design can be defined as the creation of products and environments that are usable by all people regardless of age, gender, culture, or physical ability. So how exactly does that translate into building a new home? Here are a few things to consider:Universal Design first floor bathroom with zero step shower

  • One story living - at least one bedroom and full bathroom along with laundry facilities are located on the first floor
  • Zero step entry - entrance to the home and major rooms are absent of stairs
  • Wider hallwaysUniversal Design kitchen at Clarksburg Village/doorways - movement from room to room is easier
  • Lever door handles/rocker light switches - ease of access when loaded down with packages or for an individual with poor hand strength.
  • Accessible kitchens - multi-level work stations, intuitive work stations, and pull out cabinetry allow people of all ages work efficiently in the kitchen
