Poplar Run is one of the last remaining new home communities in lower Montgomery County close to the I-495 DC beltway. The community will offer 773 new single family homes and townhomes. One of our goals at Winchester Homes is to reconstruct and enhance the special environmental areas in the community better than they were before we purchased the land. We have been working hard on environmental planning for seven years. There is a dedicated team of specialists working with Montgomery County, the State of Maryland and other officials to design and build a community where the environment enhances the quality of living.
Since the Poplar Run community is being built on the site of the former Indian Springs Country Club golf course, there are lots of stream beds, tree areas and environmental spaces throughout the community. Many exceptional plans are underway for making Poplar Run the premier environmental community.
- Of the 308 acre site, virtually all of the 100 acres of stream valley buffer will be protected.
- There will be 67 acres reforested and 29 acres of existing forest retained in the community. This will allow us to be well above the afforestation threshold of more than 46 acres.
- Many stream restoration projects will be underway to help restore the natural stream beds throughout the community. This will help the environment around the stream beds by allowing the water to naturally flow into the Anacostia waterway and downstream to the Chesapeake Bay.

A big part of the environmental design of the Poplar Run community allows for 50% of the community to be in passive and active open space including a 70-acre expansion of the Northwest Branch stream valley park. By focusing on the environmental elements of the community, it allows us to create amenities like hard surface and natural surface trails connecting to regional trail systems that provide hiking or biking opportunity to Northwest branch, Rock Creek and Beach Drive trails and beyond.
