Northern Virginia Homes Moving 50% Faster in February 2010

Good news for homeowners in Northern Virginia who are looking to sell their homes this spring.  According to a report by the the Metropolitan Regional Information Systems Inc, homes on the market in February spent half the time on the market as they did during the same time period in 2009.

Homes in the area, which includes the cities of Alexandria, Fairfax and Falls Church as well as the counties of Fairfax and Arlington, spent just 56 days on the market this past February, dramatically beating the 100+ days spent on market in '09.   Homes in Loudoun and Prince William counties spent 52 and 46 days on the market, respectively, resulting in an impressive 51% reduction of the time spent on market one year ago.

A promising sign in the sales prices as well.  The median sale prices in Fairfax and Arlington Counties and the cities of Fairfax, Alexandria and Falls church realized a 13.21 percent increase.  Homesellers here were able to realize a commanding 95% of their average list price. Loudoun County experienced a 15.7% rise in the median sale price, and Prince William county saw a steep increase in the median sale price, climbing 31.4% over prices in 2009!

All signs point to an active spring selling season, and a confidence that homeowners will see homes sold in a shorter time and at a higher price than in 2009.
