Camberley Homes introduces the Lakeshore!

Wednesday, June 16, 2010 by Rich Mehlberg

Camberley Homes at Brambleton is pleased to introduce the first homestyle in the Boulevard Series at Brambleton, the Lakeshore. The new Lakeshore is a uniquely designed end unit, with 1952 square feet of living space on three finished levels.

Inspired by the best examples of urban architecture, the exterior, as shown, provides access on the ground level to the interior foyer which leads to an open floor plan main level. A contemporary mix of low maintenance materials make up the exterior, including Hardi-Panel, Hardi-Trim boards and brick. Multiple color schemes were professionally designed to create a striking contemporary streetscape that will define this community.

The lower level showcases a two car garage with access to the lower level living space. This space is left open to be designed by future homeowners to be used for a  multitude of purposes including: office, recreation room, exercise room or den. With our custom design program, clients will have an opportunity to add walls for room definition, a lower level bathroom or separate storage.

On the main level, the homeowner will enjoy a spacious center kitchen and island as the focal point of the plan. The kitchen is built into the side bay window to maximize space and provides an eat-in area on the opposite side, separated by two vertical chases to provide symmetry and room definition.

The stairs are located at the front of the plan to allow for maximum space as they open into a “Connect” area where homeowners can create a main hub for their cell phone, lap top or charging center. By working with our specialty wiring vendor, homeowners will have an opportunity to create a communication hub for the entire home.

The half bathroom on the main level is located in the farthest corner from the entertaining areas to allow for privacy.

The area of the home on the garage side provides the perfect location for entertaining with windows on all sides, access to a deck and a perfect location for a television to be viewed from all areas of the main level.

The upper level features an owner’s suite with a private master bath and spacious walk in closet. The two secondary bedrooms share the hall bathroom with a design layout unique to traditional townhomes. The bedroom level laundry room, located at the top of the stairs, provides convenience for the homeowner who wants to avoid carrying loads of laundry up and down the stairs.

As an update, we are preparing to join the Brambleton community with a sales presence in the next few weeks. Our opening for sales is currently estimated for mid-August and we look forward to finally meeting everyone in person who has expressed interest and is looking for more information on our new project.

New design redefines townhome living

Monday, May 24, 2010 by Rich Mehlberg

Camberley Homes at Brambleton offers new home purchasers an opportunity for a different style than they may have ever seen before!  Traditional town home products typically offer all homes lined up in a row to create an overall building rectangle.  With the Boulevard Series, we begin with one end unit, the Lakeshore (perpendicular to the road), then turn the next "end unit" home, the Ventura (parallel to the road) before shifting back with the interior homes, the Arlington and Wilshire (both perpendicular to the road).

In addition to being an attractive design from the front, this
unique layout offers increased privacy for townhome living.

For the Lakeshore, only one portion of one wall is shared as a true End
Unit home providing the homeowner with 88% of non-shared
     wallspace!
In addition to limited shared walls, the Lakeshore provides
plenty of window opportunities on the front and two sides!!

For the Ventura, we were able to create another "End Unit" given the
number of exposed walls and windows the plan provides after
the orientation to the road was turned.  The result is over 70% of non-
shared wallspace!  As you can see in image to the left, the shared walls
are marked in an orange line.  For the Ventura, additional window
opportunities are created as well as an increase in privacy.

For the Wilshire and Arlington, the interior homeowners also benefit from the turning of the Ventura as they now receive almost one half of normally shared wall as open space.  The result for the homeowner is almost 47% of non-shared wall space, compared to 34% for traditional townhomes.  For a building of 6 homes, both "interiors" benefit from a reduction in shared walls, however for a building of 8 homes, only the "interiors" closest to the Ventura have the benefit of minimized shared wall space.
